2026 Annual Dues Update

To keep Centerburg Meadows maintained and financially stable, annual HOA dues for 2026 will increase from $120 to $140 per household.

This adjustment reflects higher costs in three key areas:

1) Insurance

Our insurance premiums have increased significantly year over year. We are actively shopping for better rates and coverage, but for the 2026 budget we planned conservatively using a worst-case estimate so we are not caught short mid-year.

2) Pond maintenance

In past seasons, trustees purchased chemicals and applied treatments voluntarily. Despite that effort, we did not achieve the results we were aiming for. In 2026, we will be contracting pond maintenance to a professional vendor.

We gathered multiple quotes and found pricing to be relatively consistent across vendors. We will re-confirm estimates and move forward with the best overall fit on price and service.

3) Entrance maintenance

We are continuing to invest in maintaining the neighborhood entrances so they remain clean, safe, and presentable.

Payment reminder, moving to one annual payment

Starting in 2026, dues will be collected as one payment of $140 for the year, rather than multiple payments.
